Our Policies

Cancellations: All Cancellations are subject to a $100 Cancellation Fee. See below for further details.

CHECK IN TIME: 4:00 PM on the First day of the rental.
CHECK OUT TIME: 10:00 AM on the last day of the Month. (All December rental check-outs shall depart on December 29th at 10AM).
CONFIRMATION / SECURITY DEPOSIT: A $500.00 Security/Damage deposit and $95.00 cleaning fee shall be collected at the time of the initial booking.   Final Payment for winter &  short term bookings is DUE 90 days prior to arrival.  This Confirmation Deposit shall become the Security/Damage Deposit upon receipt of the final payment. 

Long Term Rentals:  The 1st months rent, security deposit, cleaning fee and any additional fees are due prior to access. Each months rent is due by the 1st of each month.

REFUNDABLE SECURITY DEPOSIT: SECURITY DEPOSIT will be mailed back within 14 Business Days of the contract termination date, less any damages or expenses, if any. Any credit card fees or electric bills with amounts over $75, may have overages deducted from the Security Deposit or from your prearranged “on file” Credit Card each month. Utility overages will be billed monthly and are due within 10 days of receipt or deemed delinquent.
HIGH SEASON Includes: Cable TV, Electric (up to $75 Monthly), and DSL (12 Meg High Speed Internet) are provided at no additional charge.  Any balance of the electric bill over $75.00 will be billed to guest and needs to be paid within 10 days of reciept or it will be deducted from the Security Deposit or your “on file” Credit Card, each month.  
LOW Value Season Includes: Cable TV and Electric are provided. Any balance of the electric bill over $75.00 will be billed to guest and needs to be paid within 10 days of reciept or it will be deducted from the Security Deposit or your “on file” Credit Card, each month.  
LOW SEASON MULTI-MONTH RATES: DISCOUNTED RATES are available for 4 months or longer stays during Budget Season. Call Suzanne! 520-749-0300.
POOL/Spa & Parking: Pools:The Spas at the complexes are heated year-round. The pools at the complexes are not heated during the winter. It’s still a great place for sun-tanning, lounging and socializing! We have no control or responsibility over the mechanical operation or repairs of the spas, pools and common areas. If they become inoperable, please notify us so that we may contact the HOA. There will be no refunds for inoperable spas, pools or common area issues. Parking: Park only in your designated space or unmarked Parking spaces.  There is NO RV or Trailer Parking provided on sites w/o HOA approval.
NON-SMOKING UNIT: All properties are NON-SMOKING. If you smoke inside any of the units, you will forfeit your security deposit.
CREDIT CARD FEES: Credit Card Payments are subject to a 3% USA & 4% Canadian Fee. Debit Cards are a 3% Fee.  No Fees for Cash or Check!
MOVE-OUT CLEANING FEE You do not need to wash any linens upon departure.  The Move-out Clean is $95 and is collected with the booking payment. Our Units are equipped with a Washer and Dryer for regular linen cleaning, a vacuum, mop and broom for your use. We will do a standard cleaning of the units upon check-out, however, you are required to leave the property neat, tidy and reasonably clean. . Excessive cleaning required after your departure will result in additional charges to your security deposit.
EXTENDED STAY CLEAN: After a 2 month stay, our maintenance department may make an appointment to access the unit to change filters and do a walk through. You may want to use our cleaning service to keep the property in good shape. Please call Suzanne at 520-749-0300 to make arrangements. We can also arrange for a regular weekly or monthly clean should you be interested.
PET FRIENDLY UNIT PET FEE (Non-Refundable): Two small dogs per unit may be allowed at Tucson Holidays discretion.  $100 Pet Fee will be collected for    (1) dog and $150 for (2) dogs for a 1 month stay, with the Confirmation Deposit. $50 per month shall be due for each additional month.  Pets must be quiet and well behaved.  Guest assumes all liability for it’s pet’s actions and will obey the rules of the HOA regarding Pets. Excessive barking is not permitted. CATS ARE NOT ALLOWED! There are no refunds for early departure due to bad pet behavior.
CANCELLATION FEE Any cancellation is subject to a $150.00 Cancellation Fee.  Cancellations made 90 days or less prior to arrival are not automatically refunded! HOWEVER, IF WE CAN FULLY OR PARTIALLY REBOOK THE UNIT, A REFUND, equal to the amount of the new booking, LESS THE $150.00 CANCELLATION FEE, credit card fees and any marketing costs, WILL BE RETURNED. No refunds will be made for no shows or shortened stays. We understand that unforeseen circumstances can occur. If you should have to cancel your scheduled booking, you may, at no additional charge, one time only, based on availability, reschedule your stay for departure by no later than December 28th in the year of the booking. The original rate at which the unit was booked will remain the same with no refunds due. Credit Card Fees for Cancellations or Refunds will be deducted from returned deposits.
EXTENDED STAY & ANNUAL RENTALS! Administrative & Late Fees On EXTENDED STAYS, (3 months+), any rents not received on or before the 1st day of the rental period shall be deemed late, subject to a $50.00 late fee. Should the deliquency continue for a period of 3 days, the Late Fee shall be an additional $5.00 per day until rents are paid in full. Tucson Holidays LLC. may waive or modify this policy, without prejudice, as circumstances dictate. Landlord reserves the right to secure the property whenever necessary after 24 hours written notice. 

ANNUAL RENTALS ONLY: A one-time $25.00 Administrative fee will be added for the LEASE / CREDIT APPLICATION. 

OCCUPANCY: Occupancy will be limited to the number of persons registered by the guest and listed on the confirmation.
Occasional overnight guests are welcome with landlord acknowledgment.
